Every Coachella Valley city plays by different rules. Cross the wrong city line and your investment property cannot operate as a short-term rental.
Most buyers don't find out until after they're in escrow — or worse, after they've closed. They relied on their agent's general knowledge, or a quick Google search, or assumed that because their neighbor rents on Airbnb, they can too.
The reality is more nuanced. City rules only tell half the story. Even in cities that allow STRs, individual HOA subdivisions can ban them outright. And in cities that ban STRs, certain HOA subdivisions have grandfathered rights that allow them. The difference between a smart investment and a risky one often comes down to the HOA CC&Rs — not just city regulations.

City rules are the starting point, not the finish line.
Is the property in an HOA? If yes, HOA rules can override the city — in both directions.
Since CC&Rs are typically provided during escrow, it's important to verify short-term rental guidelines directly with the HOA before writing an offer.
Every city that permits STRs has its own operational rules that go beyond simple approval. These rules vary by city, change frequently, and are not covered in this guide.
Examples include but are not limited to: neighborhood density caps, minimum stay requirements, entity name restrictions, and limits on number of permits per owner.
